Glass is the cheapest part of a building to put up and the most expensive part to run. Every square foot of it on a west or south elevation is pulling heat into a space your air conditioner then has to pull back out, from April to October, every year you own the building.

We have been fitting commercial film on this coast since 1987. Storefronts on 98, offices, condo towers, restaurants with a wall of glass facing the water, and the odd job nobody else wanted to quote.

What film is asked to do on a commercial building

Usually one of four things, and knowing which one you are solving changes the film:

  • Heat and cooling load. Solar film on the elevations that take the sun. The useful question is not how dark it is, it is how much solar energy it rejects while leaving the glass looking like glass from outside.
  • Glare. Screens, a reception desk facing a window, a dining room that becomes unusable at five o'clock. Often solved with a lighter film than people expect.
  • Privacy. Reflective or frosted, by floor or by room. Frosted film is also how you get a logo or a partition without buying etched glass.
  • Safety and security. Heavier film bonded to the pane so that when the glass breaks it stays in the frame. That matters for storm debris, for ground-floor glass after hours, and for anywhere people fall against glazing.

The tax thing, because almost nobody mentions it

Film on a building is treated by Florida as an improvement to real property rather than a sale of goods, under F.A.C. 12A-1.051. In plain terms: there is no sales tax added to your invoice for commercial or residential film. The shop pays tax on the material it buys and that is the end of it. Vehicle tint is the opposite and is taxed at the full rate, which is why our vehicle price list says before tax and this page does not.

How a commercial job actually runs

  1. We come and look. Commercial glass is never quoted off a photo. Pane sizes, which elevations take the sun, what is behind the glass, and how we get to it all change the number.
  2. You see the film on your own glass. Samples held against the window you are actually solving, at the time of day it is actually a problem.
  3. We work around you. Early mornings, after close, weekends. A storefront does not have to shut for this.
  4. It is warranted. LLumar backs the film and we back the installation.

Retail on Highway 98 and 23rd Street, medical and professional offices, condo and rental units along the beach, restaurants, schools and churches, and light industrial where the problem is usually glare on a production floor rather than heat.
